The City of Palos Verdes Estates, incorporated December 20, 1939, is the oldest of the four cities on the Palos Verdes Peninsula. New York financier Frank A. Vanderlip, Sr. purchased the land from the Bixby family in 1913 with the idea of building a planned, residential community. The new community was laid out and landscaped by the famous Olmsted Brothers, sons of Frederick Law Olmsted, Sr., who designed Central Park in New York City. Gently winding roadways, green hillsides, paths, stands of eucalyptus, pepper, and coral trees were established, and a full 28% of the land area was dedicated to be permanent open space. This early planning and dedication of parklands gives the City its unique rural character and has resulted in its international reputation for scenic beauty. <img src="https://www.pvestates.org/Home/ShowPublishedImage/24/636005004405300000" border="1" alt="History Rosita" hspace="5" vspace="5" align="right" />Vanderlip's plans were slowed by World War I, but subdivision of the land and construction of the first Spanish style homes in what is today Palos Verdes Estates began in the early 1920's. Deed restrictions were imposed on the land in 1923, when the Bank of America, as trustee for Vanderlip's Palos Verdes Project, drafted a trust indenture and outlined provisions for development. The area was unincorporated and governed by the Palos Verdes Homes Association, which was liable for taxes on all parkland. After the economic crash in 1929, the Association owed taxes to Los Angeles County and residents, concerned that the parklands might be sold for payment, in 1939 voted for City incorporation. In 1940, the parklands were deeded by the Homes Association to the new City. Over the years, the City&rsquo;s governance has been guided by the vision of the original founders with an emphasis on preserving, protecting and enhancing the quality of life and natural assets that make Palos Verdes Estates unique.

Los Angeles, officially the City of Los Angeles and often known by its initials L.A., is the largest city in the U.S. state of California. With an estimated population of nearly four million people, it is the country's second most populous city (after New York City) and the third most populous city in North America (after Mexico City and New York City). Los Angeles is known for its Mediterranean climate, ethnic diversity, Hollywood entertainment industry, and its sprawling metropolis.
Los Angeles lies in a basin in Southern California, adjacent to the Pacific Ocean, with mountains as high as 10,000 feet (3,000 m), and deserts. The city, which covers about 469 square miles (1,210 km2), is the seat of Los Angeles County, the most populous county in the United States. The Los Angeles metropolitan area (MSA) is home to 13.1 million people, making it the second-largest metropolitan area in the nation after New York. Greater Los Angeles includes metro Los Angeles as well as the Inland Empire and Ventura County. It is the second most populous U.S. combined statistical area, also after New York, with a 2015 estimate of 18.7 million people.
Home to the Chumash and Tongva, Los Angeles was claimed by Juan Rodr&iacute;guez Cabrillo for Spain in 1542. The city was founded on September 4, 1781, by Spanish governor Felipe de Neve. It became a part of Mexico in 1821 following the Mexican War of Independence. In 1848, at the end of the Mexican&ndash;American War, Los Angeles and the rest of California were purchased as part of the Treaty of Guadalupe Hidalgo, and thus became part of the United States. Los Angeles was incorporated as a municipality on April 4, 1850, five months before California achieved statehood. The discovery of oil in the 1890s brought rapid growth to the city. The city was further expanded with the completion of the Los Angeles Aqueduct in 1913, which delivers water from Eastern California.
Los Angeles has a diverse economy and hosts businesses in a broad range of professional and cultural fields. It also has the busiest container port in the entire Americas. A global city, it has been ranked 6th in the Global Cities Index and 9th in the Global Economic Power Index. The Los Angeles metropolitan area also has a gross metropolitan product of $1.0 trillion (as of 2017), making it the third-largest city by GDP in the world, after the Tokyo and New York City metropolitan areas. Los Angeles hosted the 1932 and 1984 Summer Olympics and will host the 2028 Summer Olympics.

Manhattan Beach is a laid-back South Bay community popular with families and outdoor enthusiasts. The Strand bike path winds along the oceanfront between modern mansions and wide stretches of sand lined with volleyball courts. Low-key Manhattan Beach Pier features a quaint aquarium and views of surfers. There are several parks, and a small downtown area with boutiques, brunch cafes, pubs & creative, upscale eateries.

The northern part was originally&nbsp;wetlands, but the natural flooding was halted by the concrete channel which contains Ballona Creek.
In the 1870s, Playa Del Rey was the location of the first attempt at a dredged harbor in Santa Monica Bay. Under contract with the Atchison, Topeka &amp; Santa Fe Railroad, Moye Wicks' syndicate spent $300,000 to dredge "Port Ballona Harbor", for shipping to the Orient. Within three years, winter waves brought flooding, but what remained of man's early efforts became the Playa Del Rey Lagoon, now a regional public park.
Palisades del Rey (also, Palisades Del Rey) was the name of the original 1921 neighborhood land development by Dickinson &amp; Gillespie Co. that later came to be called Playa del Rey. The company advertised this area of sand dunes as the last stretch of coastal land in the city of Los Angeles to be developed. All of the houses in this area were custom built, many as beach homes owned by Hollywood actors and producers, including Cecil B. Demille, Charles Bickford, and others.
Construction in Playa del Rey surged in 1928 with the development of the Del Rey Hills neighborhood in the Eastern part of the community (to the East of Pershing Drive), and the move of Loyola University (now&nbsp;Loyola Marymount University) to the adjacent community of Westchester.
The southern portion of the original Playa del Rey development, which came to be known as "Surfridge," is now vacant. Between 1966 and 1975 the houses that were once there were either moved or demolished to facilitate the expansion of Los Angeles International Airport (LAX) and to address concerns about the noise of increasing jet plane traffic. The noise from the flights made it less desirable to live on the dunes above the ocean under the LAX flight path. The City of Los Angeles condemned the southern section of Playa del Rey under the power of eminent domain, and purchased all of the homes. Today one can see only barbed-wire fences protecting vacant land and old streets where houses once sat. Recent LAX rejuvenation plans call for the city to finally remove the old streets that still line the empty neighborhood. The condemned areas of the community are now a protected habitat of the endangered El Segundo blue butterfly.
Playa del Rey in the 1950s and early 1960s was known as a great Los Angeles area "surfing spot", but due to the many rock jetties that were built to prevent beach erosion, the good surf has mostly disappeared. The beach at the northernmost end of Playa del Rey is still known as "Toes Over Beach", "Toes Beach" or just "Toes" by the local surfing community, a name derived from the toes over or Hang Ten surfing maneuver. Most surfers now flock south of Dockweiler Beach, to "El Porto", the northernmost part of beach in the city of Manhattan Beach. The lifeguard and park services are uniform across the entire twenty-mile stretch of beach.
One danger for beachgoers is the uncontrolled water runoff from the creek, and the occasional overflow from the giant Hyperion treatment plant to the south.
Locals refer to the small area of housing closest to the beach, where Culver Boulevard joins Vista del Mar, as The Jungle, a nickname given to a group of closely built apartments built in 1956, bounded by Trolley Place and Trolleyway Street on its east and west respectively, and including the streets Fowling, Rees, Sunridge and Surf. The small sidewalks between homes had/have deep green overgrowth, which added to the name.
Today a bridge between Playa Del Rey and the jetty between Ballona Creek and the Marina is accessible to foot traffic and bicycle traffic, but not to automobiles. Bikers, skaters and joggers probably have the best chance of traversing the sidewalks of the beaches north to Santa Monica, and to the South Bay, here at this bridge. Both UCLA and LMU have crew teams that practice on the Ballona Creek channel and Marina del Rey.

Playa Vista is a neighborhood in the Westside area of Los Angeles, California. The area was the headquarters of Hughes Aircraft Company from 1941 to 1985 and the site of the construction of the Hughes H-4 Hercules "Spruce Goose" aircraft.

Occupying the MGM lot, which dates back to 1924, Sony Pictures Studios offers behind-the-scenes tours of its legendary soundstages. Other cultural highlights include spare but sophisticated art galleries, playhouses and the storied Culver Hotel.

Mar Vista is a residential and commercial neighborhood on the Westside of Los Angeles, California. It is the home of Venice High School, two private schools, a branch public library and a city park.
According to the Mapping L.A. project of the Los Angeles Times, Mar Vista is adjoined on the northeast by Palms, on the east, southeast and south by Culver City, on the west by Venice and on the northwest by Santa Monica.
Mar Vista's street and other boundaries are: the San Diego Freeway to the Culver City boundary at Venice Boulevard on the northeast, the Culver City line on the southeast, Walgrove Avenue on the southwest and the Santa Monica city boundary on the northwest. The northern apex of the Mar Vista neighborhood is at the San Diego Freeway and National Boulevard and the southern is at Washington Boulevard and Tivoli Avenue. Palms is a highly diverse, densely populated community in the Westside region of Los Angeles, California, founded in 1886 and the oldest neighborhood annexed to the city, in 1915. The 1886 tract was marketed as an agricultural and vacation community. Until the early 1960s, most of Palms was single-family homes and small duplexes and triplexes, most of which were built in the Craftsman and Spanish Colonial styles that dominated Southern California in the first quarter of the 20th century. Under pressure to provide affordable housing, the city of Los Angeles rezoned most of the district for large multifamily dwellings. (Homeowners' associations in Westside Village, Mar Vista, Rancho Park, and Beverlywood successfully banded together to fight against any such rezoning in their neighborhoods.)[citation needed] This resulted in most of Palms' historic housing stock being razed and replaced with two-story (or larger) apartment buildings. Very few original houses remain, and many of those are on lots where additional housing units have been built on what were once backyards. Palms is now one of Los Angeles' most densely populated neighborhoods, but the average household size of two people was low compared to the city at large.

Westchester began the 20th century as an agricultural area, growing a wide variety of crops in the dry, farming-friendly climate. The rapid development of the aerospace industry near Mines Field (as the Los Angeles Airport was then known), the move of then Loyola University to the area in 1928, and population growth in Los Angeles as a whole created a demand for housing in the area. Westchester hosted the cross country part of the eventing equestrian event for the 1932 Summer Olympics in Los Angeles.
In the late 1930s, real estate magnate Fritz Burns and his partner Fred W. Marlow [8] developed a tract of inexpensive prefabricated single-family homes on the site of a former hog farm at the intersection of Manchester and Sepulveda Boulevards. This community, dubbed "Westchester", grew as the aerospace industry boomed in World War II and afterward. A Los Angeles Times article in 1989 described the development as "a raw suburb", "created willy-nilly in the 1940s".
The area was predominantly residential. When the area had 30,000 residents, it was still lacking a police station, fire station, or hospital. It lacked a barber shop even by 1949.
The 1960s saw the introduction of airliners that could make trans-Pacific flights without refueling, causing a massive increase in air traffic at LAX. When the North Airfield Complex was constructed the increase in noise from jet takeoffs greatly decreased the desirability of the residential areas adjoining LAX. In response, the city of Los Angeles began a program of purchasing and condemning houses from noise-weary homeowners; as a result, a number of streets just north of the airport have been decommissioned, and the homes along those streets demolished. In all, Westchester lost 4,500 homes and 14,000 residents. The 18-hole Westchester golf course became a 15-hole course. In 2007 Los Angeles World Airport (LAWA) proposed another move of the north runway into Westchester; local opposition to LAX expansion (first proposed in the late 1990s) rose.
In February 2010, a NASA panel found that the north runway was safe and should stay as it is. That same month, LAWA broke ground on a $1.5 billion expansion of the Bradley International Terminal.
Home prices rose 25 percent in 2013&ndash;14 while most southern California communities were recovering much more slowly. A major factor has been the influx of technology companies in Playa Vista as the Silicon Beach phenomenon in west Los Angeles has spread. The community also experienced a boom in home additions or complete rehabilitation of traditional postwar ranch-style houses into larger two-story homes. The Howard Hughes Center was a significant addition to the neighborhood in 2001 next to the San Diego Freeway. Development continued until by 2015 the complex had 1.3 million square feet of office space (120,000 square metres) in high-rise buildings, 3,200 apartments, and an updated, renovated shopping mall.
